1. Introduction and Structure Details

These Terms and Conditions govern the tourist accommodation contract at the non-hotel facility (Guest House) named "Ca' della Valletta", managed by Giacomo Galassi (hereinafter "Manager" or "Structure"), with registered office at Via Della Valletta 13, 19017 Riomaggiore (SP).

The booking is personal and non-transferable and implies full and unreserved acceptance of these terms by the Customer.

2. Booking and Payment

2.1 Procedure: Booking requests made via the website or direct contact are subject to confirmation of availability by the Structure.

2.2 Confirmatory Deposit: To make the booking definitive and binding, a payment of 40% of the total amount of the stay is required as a Confirmatory Deposit, pursuant to Art. 1385 of the Civil Code.

2.3 Balance: The balance of the stay (the remaining 60%) must be paid upon arrival at the facility (Check-in) via cash (within legal limits), credit card, or debit card.

2.4 Tourist Tax: Rates do not include the Tourist Tax of the Municipality of Riomaggiore, amounting to € 3.00 per person per night (for a maximum of 3 consecutive nights, subject to changes in municipal regulations). This amount must be paid on site.

3. Cancellation and Withdrawal Policy

By way of derogation from general rules, the following cancellation conditions apply:

Free Cancellation: It is possible to cancel the booking without penalty up to 14 days before the expected arrival date. In this case, the paid Confirmatory Deposit will be fully refunded (net of any bank cancellation fees).
Late Cancellation: For cancellations made within the 14 days prior to the arrival date, the Confirmatory Deposit will be retained entirely as compensation (Art. 1385 Civil Code).
No-Show or Early Departure: In case of failure to show up without notice or early interruption of the stay by the guest's will, payment of the entire amount of the booked stay (100%) will be due.

4. Check-in and Registration (Legal Obligations)

4.1 Hours: Check-in is scheduled from 14:00 to 20:00. Any arrivals outside these hours must be strictly agreed upon in advance with the management. In the absence of a prior agreement, access to the facility will not be possible after the established time and the booking will be considered lost (No-Show). Check-out must take place by 10:30.

4.2 Documents (TULPS): Pursuant to Art. 109 of the T.U.L.P.S., upon arrival it is mandatory to exhibit a valid identity document (Passport or ID Card) for each guest (including minors) for registration on the State Police "Alloggiati Web" portal. Failing a valid document, access to the structure will be denied and the booking considered as a No-Show.

4.3 Unregistered Guests: For public safety reasons, it is strictly forbidden to allow persons not registered at check-in and not authorized by the Manager into the room or common areas.

5. Liability and Damages

5.1 Damage to Structure: The guest is responsible for the custody of the room, keys, and furnishings. Any damage caused to furniture, supplies, or systems must be compensated immediately before departure.

5.2 Valuables: The Manager is not liable, pursuant to Art. 1785 of the Civil Code, for the loss or theft of valuables or money left unattended in the rooms or common areas.

5.3 Lost Keys: Loss of room keys will result in a charge of € 50.00 for lock replacement.

6. Rules of Conduct

Smoking: Smoking is strictly forbidden inside the rooms and in all enclosed areas of the facility.
Silence: Please respect the quiet of other guests and the neighborhood, particularly during night hours (from 22:00 to 08:00).
Environment: Guests are invited to turn off lights and air conditioning when not in the room, out of respect for the environment.
Pets: Pets are not allowed, unless specifically authorized in writing by the Manager.

7. Force Majeure

The Manager will not be liable for disruptions or cancellations due to force majeure causes (e.g., extreme weather events, floods, public transport strikes, temporary electricity or water interruptions by public providers) preventing the regular stay.

8. Competent Court

For any dispute arising from the interpretation or execution of this contract, the Court of La Spezia shall have exclusive jurisdiction.

9. Language Clause

These Terms and Conditions are drafted in Italian. Any versions translated into other languages are provided for informational and courtesy purposes only. In case of discrepancies, inconsistencies, or differences of interpretation between the Italian version and any translated version, the Italian text shall exclusively prevail.
